Louisiana Home Down Sharply
Home prices are falling in the United States. According to data from Realtor.com, the median list price for a single-family American home fell below $400,000 for the first time in nearly four years in December 2025. Currently, the typical home on the market is listed for $399,900 – about 11% lower than the all-time high of $449,000 reported in June 2022.
But when it comes to the real estate market, location matters – and broad national trends may not accurately reflect the reality in local markets. In fact, home prices climbed in 24 of the 50 states between December 2024 and December 2025, even as the national median list price fell by nearly 1% over the same period. The decline in prices nationwide, meanwhile, has been driven in no small part by housing markets in areas exposed to some of the most predictable and destructive effects of climate change, including sea-level rise.
A recent report from Climate Central shows that there are 90 coastal counties in the U.S. where at least 1% of the population will be at risk of severe flooding by mid-century. In all but two of these places, home prices have fallen in the last year.
Rising sea levels are being driven in large part by Earth’s warming atmosphere, which causes glaciers to melt and ocean waters to expand. In the next 25 years, water levels along the more than 95,400 coastline in the United States are expected to rise by a minimum of 4 inches. Predictive models from the U.S. Interagency Task Force on Sea Level Change shows the Gulf could rise by as much as 18 inches by the year 2050.
Louisiana and its more than 7,700 miles of Gulf shoreline is expected to be among the hardest hit states in the coming years. In many of the most exposed coastal housing markets in Louisiana, home prices have fallen meaningfully in the last year.
Using data from Climate Central and Realtor.com, Climate Crisis 247 identified the high flood-risk Louisiana housing markets where home values are falling. We reviewed the change in median list prices between December 2024 and December 2025 for coastal Louisiana parishes and ranked those places on the number of residents expected to face risk of severe flooding by the year 2050. Only parishes with declining home values were considered. Supplemental data on future flooding and sea-level rise projections are from Climate Central.
Among the 10 parishes on this list, sea-levels are projected to rise by as much as 4.5 feet by the end of the century. In these same places, median list prices have fallen by as much as 22.6% in the last year.
